Online Letting Agents Vs High Street Agents

In the big scheme of things, online letting agents are a relatively new concept. Whereas traditional high street agents have been around for over a century, online agents only became a ‘thing’ from the mid-2000s.

However, our reviews show they are growing in popularity thanks to their low fees and presence in a market that’s increasingly driven by tenants searching for properties on the internet.

Unlike high street letting agents, online ones tend to primarily offer an ‘advertising service’ only. This means you’ll be expected to manage the property yourself once tenanted, but the online agent will help you find and set up new tenancies as you need them.

Since only registered letting agents can advertise properties on major portals such as Rightmove and Zoopla, this provides private landlords with a route to reach an extremely broad range of prospective tenants.

Though an increasing number are now offering a range of services you might expect from a traditional letting agent, including fully managed services, our letting agent reviews show that there’s still a clear distinction between online and high street letting agents.

If you want a fully managed, hands-off tenant management services, high street agents are probably still right for you. How To Choose The Best Online Letting Agent

Our ratings should help you to get an idea of which letting agent is right for you. However, there isn’t a ‘one-size-fits-all’ agency when it comes to finding tenants.

As a landlord, you’ll need to work out what the most important things are to you.

Here are some questions you may want to ask yourself:

1. Do you want a fully managed tenancy service?
2. Do you need guaranteed rental payments?
3. Are you happy to conduct viewings yourself?
4. Do you prefer to pay up-front or only on success?
5. How important is the level of customer support offered?
6. Does it matter if the agency isn’t a recognised brand?

Once you’ve answered these questions you’ll be able to read each of our reviews to establish which one is the best option for you.

Of course, your budget will come in to play too. Some agencies charge a one-off fee upfront, some work on a monthly payment basis, some use a combination of the two approaches.

If you require additional landlord services then be sure to check that the agencies you’re considering offer all of the services you require.

Ultimately though, take your time and weigh up the pros and cons of the different letting agents you’ve narrowed down your choices to before you take the leap of faith.
