Which Is The Best Letting Agent For You?

Take our short 5 question quiz to find out which online letting agent is right for you:

How Much Does MakeUrMove Cost?

MakeUrMove offers several service packages on their website. The Basic Package costs just £20. It allows advertising on the MakeUrMove listing portal, with access to a downloadable tenancy pack, while the Standard package is £120 and adds advertising on Rightmove, Zoopla and PrimeLocation and use of a digitally signed document pack.

The Premium package provides all of the above benefits but adds professional photography, floor plans, two comprehensive tenant reference checks, photographic inventory, accompanied viewings, digitally signed tenancy paperwork and deposit collection, and lodging at a cost of £595.

This is what makes MakeUrMove stand apart from many other online letting agents; the range of services offered to market your property and secure new tenants. You can opt for the specific services you require.

There is a professional photography and floorplan service, viewings package, and you can even opt to have your property listed as a RightMove featured property. These individual elements are charged at specific prices, but there are discounted rates available. For example, if you purchase professional photography and a floor plan, you will receive a £22 discount.

While the cost of these advertising services can add up, but the comprehensive premium package should allow you to attract higher quality tenants, reducing the risk of arrears and potential problems during the course of the lease.

Most landlords appreciate that finding a good tenant is one of the most tricky aspects of managing a property, so these services set you up for greater success from day one.

In fact, MakeUrMove advertises that it takes an average of just 12 days to find a tenant for their listings, so you can reduce the chances of your property sitting empty. Additionally, you’ll have the JPeg files for your photography and floor plan purchase to use in the future.

MakeUrMove Add-Ons:

Our MakeUrMove review has found that this is an online letting agent that provides a wide range of services for landlords beyond the obvious. These extras include:

  • Landlord Inventory Service (£168)
  • Property Floor Plans (£79)
  • Accompanied Viewings (£250)
  • Property Photography (£99)
  • Gas Safety Certificate (£99)
  • Electrical Safety Certificate (£109)

This is just a selection of the services offered, but it showcases that MakeUrMove is not just an online letting agent, with a range of core services. This can provide assurance for landlords who have only ever used traditional letting agents and are considering an online option for the first time.

While it’s great that there are so many options available, it should be noted that in comparison to some online agents, the add-ons do tend to be a little more expensive.

These prices may be subject to change, so it is a good idea to check the MakeUrMove services list for an accurate and complete list of the current pricing and availability.

How Letting With MakeUrMove Works:

Using an online agents is not very different from using a traditional high street agent. While you’re not likely to have as much face to face contact, you will be able to choose just the services you need.

MakeUrMove has been designed to make the process simple and efficient. When you start the process, you’ll be asked to choose your preferred package; Basic, Standard or Premium, as we discussed above.

Once you’ve made your selection, you will be asked to create an account with some basic personal details and choosing a password. You will also need to fill in the address details of the property you wish to list.

Once MakeUrMove has all your property information, the listing will appear on Rightmove, PrimeLocation, and Zoopla. The platform aims to provide greater transparency and offer the support of pre screening potential tenants before arranging a viewing.

When an offer is made, the MakeUrMove team can carry out tenant referencing. This is included as standard in the Premium package or can be an add on to the other packages to provide peace of mind.

You can also add on any services you require, such as Energy Performance Certificates, Gas Safety Certificates, or even rent collection to make the process as easy and hassle free as possible.

MakeUrMove Reviews From Customers:

I was sceptical at using an on line Agency, but after a disaster with a High Street Estate Agents, I’ve been so pleased I swapped.its much much cheaper and they’re very quick with the on line paperwork. Would never go back to High Street Agency now.

From start to finish communication is excellent and great value for money. Everyone I dealt with was extremely helpful and always one step ahead.

So, Is MakeUrMove Any Good?

Our MakeUrMove review has found that this platform offers solid online letting agency services with excellent support. Even user reviews at less than 5 stars have highlighted that any issues are quickly resolved, with the MakeUrMove team responding quickly to any emails or phone calls.

MakeUrMove offers a flexible service, so you can tailor the specific package that you need. While the Premium Package offers a full service deal, if you don’t require certain aspects you can add on services to the Basic or Standard packages. This means that you don’t need to waste money on the services that you don’t actually need.

Additionally, the reviews on TrustPilot highlight that MakeUrMove is considered an excellent business, with 90% of reviewers ranking them at 5/5. Just 3% of reviewers have ranked MakeUrMove at three stars or less.

Negatives Of MakeUrMove:

Generally, there are few negatives of MakeUrMove, but as with any business, there are always a couple of areas where improvements could be made.

While the MakeUrMove review feedback on TrustPilot has resulted in a five star rating, there are some one and two star reviews. The details of these seem to suggest that there are a few areas where the efficiency of the platform seems to fall down.

Many of these issues seem to relate to issues outside of the MakeUrMove team’s control. For example, one user complained about the rental process taking too long, but it was due to the potential tenant failing to provide the proper paperwork.

The MakeUrMove team did respond to the feedback saying that there were areas where more follow up could have occurred.

Although many users report that the MakeUrMove service provided quick rental of their property, some users did have issues with the amount of time taken to secure a tenant.

Again, this may be an issue relating to the specific property or area, but it does suggest that the follow up and communication is not 100 percent. Just like with any letting agent, it is a good idea to follow up on issues or queries rather than waiting for the agent to handle everything.

A Short History Of MakeUrMove:

Back in 2008, private landlords had limited options; there was the choice of entrusting a property to a traditional agent or doing everything themselves.

The latter often meant landlords struggled to keep up with any legislative or regulatory changes, while the former meant being stuck with high fees and limited control.

The MakeUrMove platform was designed to provide a viable alternative option. The services were designed to reduce landlord costs and improve efficiency.

By 2012, MakeUrMove had become so popular that the company expanded its services to include rent collection and full property management solutions. The company has established a wide network of partners and became members of a number of industry bodies, including RLA, ARLA, and Safe Agent.

In 2013, the company began a tenant rent recognition service, so tenants could have timely rent payments reported on their credit file. This service was launched in 2016 under the business name Credit Ladder. Today, Credit Ladder is established as a separate company while continuing to be owned by the same investment fund as MakeUrMove.

MakeUrMove Review – Summary:

Overall, our MakeUrMoe review has found that this service has plenty to offer private landlords who want to maintain greater transparency and control of their property.

The different packages provide a level of service to suit everyone, and you can tailor your package to suit your specific requirements.

It is also nice that MakeUrMove offers a rent collection service and a Rent Protection package that protects you in the event that a tenant defaults on their payment to minimise your losses.

Whether you just need help securing a tenant or want help to completely manage the day to day of your property rental, MakeUrMove has an option for you.

There are some excellent extra services that make this platform a one stop shop without the high fees you would attract from a high street agent. MakeUrMove also has hundreds of positive reviews on TrustPilot from landlords and tenants to provide assurance that your property is in good hands.
