Housesimple Review – Founded in 2007, Housesimple can count Sir Charles Dunstone, founder of Carphone Warehouse amongst its investors. It now offers a totally free service but is restricted to a few locations in the UK.

Coronavirus Update:

Housesimple have been quite proactive in making clear what they are doing about the threat of COVID-19. As an online agent, they already minimise social contact which makes them well-suited to adapting to the current crisis.

In short, they are issuing guidance to both buyers and sellers to help lower the risk of transmission. The measures include enforcing the 2m rule, advising everyone to wash hands before and after contact, and restricting the number of people allowed in an enclosed space.

While Housesimple used to offer a national service, they have now switched to only serving specific areas. Notably Manchester Liverpool, and Yorkshire. If you’re located elsewhere, you’ll need to use a different online agent.

How Much Does Housesimple Cost?

Housesimple became the first online estate agent to entirely scrap upfront payments in April 2018 and switch to no sale, no fee. However, in June 2019 they changed the game again by moving to the current model which allows you to sell your home for free.

Here’s what you’ll get:

  • Listings on Rightmove and Zoopla
  • ‘For Sale’ board
  • Dedicated agent
  • Online viewing schedule
  • Full sales progression service
  • Communicate directly with buyers
  • Online platform to manage everything
It’s really nice to see Housesimple offering their services for free but what’s the catch? Quite simply, they make their money from the optional extras. That’s things like EPCs, hosted viewings, and even solicitor referrals.

That’s not necessarily a negative but it is something you need to be aware of. They do say, however, that your details won’t be passed to anyone without your consent.

As of April 2018, they’ve also abolished the need to pay an additional £295 if you decide not to use their recommended conveyancers. This used to be something of a ‘hidden’ fee so it’s nice to see them doing the right thing and getting rid of it.

Because there is no fee, they don’t tend to offer any promotional codes, but, where there is one available (sometimes for their add-on services) you’ll find it on our Housesimple voucher code page.

Housesimple Review

Housesimple Add-Ons:

When conducting our Housesimple review, we found the following added extras were available:

  • Hosted Viewings (£315 for unlimited viewings)
  • Mortgage Broker Service
  • Energy Performance Certificate (£90)
  • Conveyancing Introduction Service

The above prices were all correct at the time of writing but we advise you check the Housesimple website for the latest pricing and available add-ons.

We particularly like the fact you can buy unlimited hosted viewings for £315. This means for a single fee you don’t need to worry if someone starts asking for extra viewings when you’re not home.

The cost of an Energy Performance Certificate (EPC) is a little high, but you may not need it if your property has had one issued in the last 10 years. You can check if your property has a valid EPC at the EPC Register.

How Selling With Housesimple Works:

Before you can sell your property with Housesimple, you’ll need to book a free valuation visit. This is to ensure you are selling your home for its maximum value, but it also gives the Housesimple agent a chance to talk you through the process and answer any questions you have.

Whilst at your property, the Housesimple agent will take photographs and create a floorplan so that if you choose to instruct them, they can get your advert ready and online as quickly as possible without having to revisit your home.

If you are happy with the valuation visit, you can then instruct Housesimple to sell your home. Your property will then be marketed for sale for 6 months.

Once your advert is online you’ll be able to manage everything from your online Housesimple account, including your viewings schedule and any offers you receive.

So, Is Housesimple Any Good?

Our Housesimple review has found that Housesimple were one of the first major online estate agents to switch away from the ‘pay upfront’ pricing model and only offer a ‘no sale, no fee’ price at a very reasonable £995 inc VAT.

However, all fees have now been abolished and they offer their services for free.

They are also constantly exploring new ways to use technology to sell properties more quickly. In July 2017 they actually became the first agent to sell a property after conducting viewings using Facebook Live. It took just 12 days for the property to be sold for £3k over the asking price!

With good customer ratings on independent review sites such as TrustPilot and Feefo, House Simple have won various awards at estate agency events over the past few years and seem to be quickly establishing themselves as one of the leading online estate agents in the UK.

Negatives Of Housesimple:

When looking at the bad points in our Housesimple review, the most obvious one is that they only cover a small area of the country. Here’s a map which shows the areas they cover:

As you can see, unless you’re in the north of England, Housesimple won’t list your property for sale. That’s a huge negative if your property isn’t in one of these postcodes.

Plus, while by no means a deal-breaker, you should also be aware that Housesimple do not offer Live Chat as a support option. That means you’ll need to call or email them with any issues.

Founded in 2007 by Alexander Gosling and Sophie Cronin, Housesimple can count themselves as being amongst the first estate agents to ‘pop-up’ online in the UK.

Despite being amongst the first online agents to go live, Housesimple are not currently the market leaders. This is partly down to a lack of budget that restricted the speed of growth of the company in the early days. However, that has all changed in the last couple of years.

With a very public commitment to becoming the largest online estate agent, Housesimple received a £13m investment in 2016 from Sir Charles Dunstone, the founder of Carphone Warehouse.

This has allowed them to speed up their growth and improve their services significantly over the last year and they look to be heading towards challenging the market leaders in the very near future.

Housesimple Review – Summary:

In summary, our Housesimple review has found a decent online estate agent that unfortunately just doesn’t have the coverage of the country it used to.

Offering the service for free is brave, but not much use unless your home is one of the very limited number of areas they service.

However, we do like how Housesimple are embracing new technology to sell properties with experiments such as conducting viewings over Facebook Live. However, whether these are purely marketing gimmicks remains to be seen.

We are big fans of online estate agents offering hosted viewings to better bridge the gap to traditional estate agencies. Our Housesimple review has found this agent offers unlimited hosted viewings for an additional fee of £315 which is pretty good value.

All in all, Housesimple is a solid choice if you are considering using an online estate agent and live in an area they service. You can’t really do much better than free and they have some good customer reviews on the likes of TrustPilot and Feefo.
