Costs And Packages

We’ve already mentioned the low-cost pricing, but now we’re going to look at costs and packages in a little more detail. The first thing to point out is that despite the low prices, Emoov offer similar services to a high street estate agent, but there are a few differences.

Let’s look more closely at the three packages.

Emoov Only – FREE

With this package, you get the absolute minimum that is needed to sell your home:

  • Online valuation of your property
  • Access to their online portal to manage viewings and offers and communicate directly with potential buyers
  • Verification of the buyer after you accepted their offer
  • Drawing up of memorandum of sale
  • Full support from dedicated sales agent
  • Free, no obligation quote from their recommended conveyancers

You will have to take your own pictures and create a floor plan, which you can then upload to their website or pay for them to take care of it, which would cost you £200.

One vital thing that isn’t included and that you can’t even pay for to add on is having your property listed on any of the online portals, such as Rightmove and Zoopla. Given that that’s where the vast majority of people will be looking, this isn’t ideal.

Your property will only be listed on their own website. This means that it could take longer to sell your house as considerably fewer people will see your property. If you want your home to be listed on those platforms you have to opt for the “Emoov Now” package.

Emoov Now Package – £295

This is Emoov’s package where you pay upfront and even if you don’t manage to sell your home with them, you can’t get a refund. For this very reasonable price, you get everything that’s included in their free package plus:

  • Your property listed on all the major platforms, including Rightmove and Zoopla
  • Featured listing on Rightmove for 7 days
  • The ability to add on a Primum Listing for Rightmove (£75) and Zoopla (£60)

The listing on Rightmove is only included for the first month. After that it will cost you £25 per month to keep the property on these portals.

Like with the free package, if you want professional photographs and a floor plan, you have to pay for the “Premium Upgrade”, which costs £200, but also includes property particulars and a video walkthrough.

Emoov Later Package – £795

Their most expensive package, where you pay on completion, is still quite a bit cheaper than any high street estate agent.

With this package you get everything from the other two packages, plus completion management. This means that you will be fully supported until the sale has gone through.

If you want to make sure you aren’t out of pocket if your home doesn’t sell, then this is a great option, as long as you are happy to do your own pictures and floor plan, write your own property description and conduct your own viewings.

None of the packages include photography, property particulars and a floor plan, which are really important in today’s property market. However, you can get these as an add-on.

One thing you can’t add are hosted property viewings. Even with the most expensive package, you have to do them yourself.

We don’t mind that, as we firmly believe that the owner is the best person to sell their home. After all, you know what it’s like living there, but an estate agent doesn’t.

If you want a “For Sale” board, you have to pay extra (£100), but you have to put it yourself. Whether such a board is necessary is debatable, especially as most people nowadays look online. However, it does make it easier for a buyer to find your home, which is a good thing.

It’s clear that this is more of a ‘DIY’ estate agent when looking at their package. Yes, you get a cheap price, but you will have to do some things (like your property description and hosting viewings yourself).

That said, by adding on things like the “Premium Upgrade” and a “For Sale” board to the “Pay Now” package you can get closer to the service that a traditional high street estate agent offers, albeit at an increased fee that’s payable upfront.

And it will still only cost you £529, which is much cheaper than any high street agent. Even if you spoil yourself and add “Completion Management” for £100, you still only pay £695.

Emoov offers a low-cost way to sell your property

Emoov Add-Ons:

While conducting our Emoov review we looked into which extra services they offer and how much they cost. This is what we found available:

  • Premium Upgrade (Photos, Property Description, Floor Plan + Video Walkthrough) (£200)
  • Virtual Tour (£120)
  • Premium Zoopla Upgrade (£60)
  • Premium Rightmove Listing (£75)
  • Energy Performance Certificate (£85)
  • DIY “For Sale” Board (£100)
  • Completion Management (£100)

Most of these add-ons aren’t included in any of the packages, so if you want them, you will have to pay extra.

We usually like to see an online agent offer a hosted viewings service. While we believe you as the vendor are always the best person to show people around your home, you can’t always guarantee you’ll be available.

Unfortunately, Emoov do not offer hosted viewings as an add-on so you have to be prepared to conduct all viewings yourself.

Also, before you add on the EPC make sure you check the EPC Register. The certificates are valid for 10 years so you may not need a new one if the property has been issued one in the last decade.

Add-ons you can get when selling with Emoov

Emoov Reviews From Customers:

Looking at their reviews on Trustpilot, they are rated excellent [correct as of December 2024], and have a 4.6-star rating from over 2,000 reviews.

91% of their customers have given them a 4- or 5-star review, which is pretty good. 6% gave a 1-star rating, however, most of them relate to other services, such as their lettings business and webinars they seem to hold for landlords.

The vast majority of people who sold with Emoov (or Griffin Prooperty Co. as it was before) seemed happy. The main feature that they like is the low price, which seems to have made up for the lower level of service.

So, Is Emoov Any Good?

When you hear you can sell your home for free, you would be right to assume that you won’t get much for this. And to be absolutely frank, you do only get the bare minimum and crucially don’t get your property listed on any of the online portals.

You can’t even pay extra to get on them. However, their “Pay Now” package at £295 is very cheap and includes everything you need for the DIY approach.

As long as you are happy to do most of the work yourself, you will be hard-pressed to find any estate agent for less.

As we have said before, even if you were to get some of the add-ons, like the “Premium Upgrade” (£200), “Completion Management” (£100), and a “For Sale” board (£100) you’ll be much closer to a more ‘traditional’ estate agency service, but it will cost you a total of £695.

This is still much cheaper than most high street agents, but you will have to pay the fee upfront rather than on completion which comes with a level of risk if you don’t sell. Plus, you’ll have to factor in the extra £25 per month you’ll pay to keep your listing on Rightmove after the first month.

However, unusually for a more budget online agent, the Emoov website is actually very nice and modern. That gives you confidence that they’ll be able to follow through on their promises and provide the service you hope for.

Negatives Of Emoov

So far, our review hasn’t found any major problems that you should be overly concerned about. However, as with any agent, there are still a few negatives to watch out for.

For instance, we referred to the fact that they do not offer a hosted viewings service, even as an add-on. If you wanted this service, that will obviously be a fairly large problem for you.

Additionally, while their reviews on sites like TrustPilot are, on the whole, good, they aren’t quite as high as some of the other online estate agents out there.

That said, it should also be pointed out that several of the negative reviews appear to refer to the lettings side of the business rather than sales. Still, it does give us a few concerns.

Plus, don’t forget that their FREE package is virtually just a listing service, that doesn’t even get you on Rightmove.

The £295 package does get you on Rightmove and provide a platform to accept and manage viewings and offers, but you’ll still need to do most of the work yourself (or pay for upgrades). That includes things like your property listing, photographs, and floor plan.

A significant potential negative is the fact you have to pay an extra £25 per month after the first month to keep your listing on Rightmove. Not so much of a problem if you achieve a quick sale, but, if your property takes a while to sell, this can add up quickly.

Given Rightmove is still the most popular portal, it would be a risk to not pay this fee if you haven’t sold after the first month.

Also, you need to watch out for the fact you don’t get a ‘For Sale’ board included in any package. Instead, you’ll need to spend an extra £100 for one, and you have to put it up yourself.

Emoov Review – Summary:

So, we are now at the end of our review and, you’ll probably agree, there is plenty to like about this cost-effective online estate agent.

There is the option to sell your home for FREE, even if this only includes the bare minimum and won’t get you on any of the property portals where most people will be.

The £295 package is pretty much a ‘DIY’ package that just gets you on the portals, but by adding on a few paid extras, you can get much closer to what you would get from a normal estate agent, albeit at a fraction of the cost.

The range of add-ons is good and helps you ensure you only pay for what you need. That said, the lack of a hosted viewings service may put some people off as might the extra £25 a month for a Rightmove listing after the first month.

The available customer reviews paint a pretty good picture about the company and what they offer, though clearly there are some question marks over their lettings service.

With that in mind, if you’re looking to sell your property and want a low-cost option, Emoov is certainly a worthy contender for your attention.
