How Much Does Emoov Cost?
Emoov offer two basic pricing options. You can either choose to pay a fixed fee from £895 upfront, or from £1,995 on completion (no sale, no fee). Regardless of which option you choose, you’ll receive the following as standard:

- Listings on Rightmove, Zoopla, and more
- ‘For Sale’ board
- Dedicated local expert
- All viewers pre-qualified
- Online viewing schedule
- Offer negotiation service
- Personal support through to completion
- ‘HERO’ platform to manage everything
The fact you can choose to only pay on completion is a major selling point and more closely reflects the way traditional estate agents work (albeit still with lower fees!). If you don’t like the risk that comes with paying up-front, then the ‘no sale, no fee’ option may appeal despite the significant increase in cost.

Note that an Energy Performance Certificate (EPC) costs extra at Emoov which is a slight negative. However, EPC’s are valid for 10 years, so if you bought your home in the last decade, or you have had it on the market previously, you may not need to buy a new one. You can check if your property has a valid EPC at the EPC Register.
How Selling With Emoov Works:
Like many online estate agents, Emoov allow you to instruct them immediately if you already know the value of your property. However, unless you have had a recent independent valuation, we strongly recommend you take advantage of the free valuation service Emoov offer.
To instruct Emoov to sell your property, you’ll either need to pay an up-front fixed fee from £895 or agree to pay from £1,995 upon completion (some London postcodes cost extra). The choice is entirely yours but if you are serious about selling, there are obviously significant savings to be had by choosing to pay up-front.
Once instructed, a local property expert will visit your home to take photographs (you’ll get to choose which ones are used on your listing), produce a floor plan, and carry out an EPC (if required). Your property will then be advertised on all the major property sites including Rightmove, Zoopla, and Prime Location.
You use the Emoov website to accept or reject viewings, and once you receive an offer, the Emoov team will negotiate with your buyer to achieve the highest possible price. Once a sale is agreed, Emoov will work with you right through to the completion day to ensure everything stays on track and hassle-free!

So, Is Emoov Any Good?
Our Emoov review has found that Emoov claim to be the best rated online estate agent in the UK. It’s a pretty bold claim but one that isn’t without its foundation. In fact, they have achieved a 5-star customer rating on both TrustPilot and AllAgents, with several thousand reviews in total.
Independent property analysis from Hometrack also suggests that Emoov tend to set, and achieve, higher sale prices on average than their competitors. This means you are more likely to maximise the final sales price when you use Emoov.
The other stand-out positive is that Emoov have a fairly extensive history, with over 60 years experience in selling properties. They became one of the first estate agents to truly embrace the internet in 2010 and so you can use them with complete confidence that they will be around for years to come.
Plus, our Emoov review has discovered there is the option to only pay only on completion which completely takes away any risk of you losing money if your property fails to sell. We only wish more online agents would offer this!

As with any company, the service you receive is often down to the individuals you deal with. Whilst, on the whole, the Emoov team are extremely knowledgeable and helpful, there are occasions where their normally high levels of service are not achieved. Thankfully, our Emoov review has found that these instances seem to be few and far between.
If you go with the £895 up-front price, you’ll also have the option of paying in full now or choosing a 0% finance option to pay the balance later. Be aware that this finance agreement is made with a 3rd party, Honeycomb Finance Ltd.
Choosing the finance will also leave a footprint on your credit rating. In most cases this won’t be an issue, but, if you are struggling to get approved for a mortgage on your onward purchase this could have an effect on your eligibility. If you can afford to, it’s usually best to avoid the finance option and choose to pay the entire amount up-front.

After publishing several articles about London property prices spiralling out of control, qualified property surveyor, Albert Quirk, opened his first estate agency in 1957. With a commitment to good customer service, Albert quickly grew the business and had opened 14 branches by the 1970’s.
