Is Emoov The Best Agent For You?
Take our short 5 question quiz to find out which online estate agent is right for you:
How Do Emoov Compare to Other Estate Agents?
Estate agents should be reliable, professional and eager to help. There are many professing to be all of this and more, so it’s worth shopping around to find the best one for you.
We’ve put together this Emoov review to provide you with more information on this estate agent, including how it compares to a few of its main competitors. Let’s see how they fared.
Emoov Vs Purplebricks
The first thing that springs to mind when you compare these two is the fact that Purplebricks is very well known. Emoov doesn’t have quite the same pull in terms of brand awareness.
However, bigger doesn’t always mean better (and we need to remember Purplebricks have had their fair share of negative feedback in the past)!
Much of the discontent surrounding Purplebricks came about following the agent’s insistence that clients should take up their recommended conveyancing service. This has put some off using Purplebricks, for fear of having to pay over the odds. Emoov have not gone down this route thankfully.
Fee wise, the agents have a slightly different approach. Emoov charge £249 upfront plus 0.5% on completion whereas Purplebricks charge a single upfront fee of £999.
That means which one is cheaper will depend on how much your property sells for. Any properties selling for less than £150,000 will find Emoov chaper, whereas those selling for over £150,000 will find Purplebricks the cheaper option.
Both offer a for sale board as part of the deal and profess to offering a high-level of customer service. Emoov provide the opportunity to phone or email 7 days a week and Purplebricks provide a 24/7 email and phone service.
Find out more for yourself by taking a look at our full Emoov Vs Purplebricks comparison.
Emoov Vs Yopa
If we compare the fees, Emoov will be cheaper when the property is sold for less than £150,000 because of the way their split-fee works. Yopa will be cheaper for properties selling for in excess of £150,000.
However, there’s another option to consider with Yopa as they also offer a no sale, no fee option. This is going to cost you a fair bit more than the upfront fee and may be more expensive than Emoov too. However, you won’t pay a single penny upfront unlike on Emoov.
Looking at other elements, both agents offer comprehensive customer support (you can contact them 7 days a week) and both provide clients with a for sale board to help you to advertise your home.
For the lowdown Emoov Vs Yopa take a look at our comparison.
Emoov Vs Strike
This, coupled with effective customer support seems to indicate Emoov and Strike are out to secure a good reputation. While positive feedback is a great bonus, customers are also interested in fees.
Strike offer a free service (there are upgrades available) and it’s advisable to look into these prior to committing. Emoov provide the split-fee option which means you pay a bit upfront with the rest following on completion. The upfront fee is fixed at £249 but the completion amount is set at 0.5% and so will depend on your final sale price.
What else can we tell you? Well, Emoov do not offer an in-person valuation service, however Strike do offer this (in selected areas). For more information we invite you take a look at our Strike Vs Emoov overview.
Emoov Vs Other Online Estate Agents
We’ve taken a peek as to how Emoov fare against the likes of other online estate agents includingPurplebricks, Yopa and Strike. But they aren’t the only competitors plying their trade in the same marketplace.
Fortunately, Emoov are keen to stay abreast of the competition and therefore they offer efficient customer support and an effective sales progression team. This gives clients confidence that they are being well looked after.
Payment options are carefully considered too, Emoov provide a split fee payment to give a balance of the cheaper price of an upfront fee with the lower risk of a payment on completion. The price is relatively affordable too (particularly on lower value properties), and there aren’t any hidden extras lurking.
Emoov vs High Street Estate Agents
Online services have gained popularity over recent years. People are busy enough without heading to the high street to sort out buying or selling a house, if it can be done from the comfort of an armchair then it has a certain amount of appeal.
It also helps that the price of online estate agents is considered affordable. High street agencies have been working towards becoming more competitive fee-wise, but it’s a challenge.
Online agencies don’t have the same outlays as high-street stores, so they can offer a lower rate than their high-street equivalents. However, some might argue that they can’t offer the same person to person interaction.
How Much Does Emoov Cost?
The Emoov fee structure is quite simple.
You pay £249 as a set up fee to place your property on the market, and then you will pay 0.5% of the sale price on completion.
The plan offers a number of impressive features that include:
You will have a dedicated agent who will work with you throughout the entire sales process. Your agent is there to ensure you get the best possible service and offers expert advice.
Emoov has a unique website that is designed to put you in control. The online dashboard allows you to see buyer feedback, update your viewing times, view offers, and check how your sale is progressing.
The site allows 24/7 access, so you can access your information at any time of the day or night. The Emoov team will validate any changes during office hours, and then they will go live immediately.
The Emoov team is available throughout the entire sales process. You can expect support even once you accept an offer. The team will progress your sale through to completion and that magic moment of handing over the keys.
For Sale Board
Unlike many online estate agencies, a For Sale board is included in the package. The board is delivered directly to your doorstep and will be set up. It will even be collected after your house sells, and the transactions are completed.
Emoov appreciates that first impressions count. So, each package includes high quality, pro photos of your property. The team will capture key features of your home using the latest camera technology to ensure your photos look great.
In addition to high quality photos, the Emoov package includes a free detailed floorplan. While the team member is taking photos, they will compile a plan that can be added to your online adverts.
As you can see, this is quite a comprehensive package. Even details such as a For Sale board have been considered and are included. Many online estate agents charge an extra fee for this, but it is a crucial part of the sales process, providing visibility for your property and accentuating the first impression when potential buyers arrive for a viewing.
Additionally, since you pay partially on completion, Emoov offers greater flexibility and works more closely to traditional estate agents, but with far lower fees.
While the standard plan is comprehensive and you are not obliged to pay for extra costs, Emoov does offer add ons to “power up” your plan. These additional extras could help you to sell your home more quickly and achieve your desired asking price.
Even if you use a traditional high street estate agency, trying to sell your home without a listing on the major property search websites can be difficult. Emoov has the option to have a premium listing on Rightmove, Prime Location and Zoopla.
This will give your property maximum exposure, so millions of potential buyers will see it every month.
EPC or Energy Performance Certificates are ratings awarded to properties. This type of certificate provides the homeowner and or potential tenants with an indication of energy efficiency.
The Emoov partner, My Home Move, can individually handle cases for your property conveyancing. My Home Move provides a superior service and streamlined solicitor communication.
Emoov has fee free in-house mortgage brokers to get you the right mortgage for your needs. The team has access to the majority of the mortgage market with access to 90+ different lenders and over 12,000 products (many of these include exclusive rates that are not available when you contact the lenders directly).
How Selling With Emoov Works
Emoov aims to make the process of selling your home as simple as possible. The team appreciates that selling a home and moving can be highly stressful. So they have created a simple three step process to market and sell your home.
Step 1: Valuation
The Emoov property experts are available to provide in depth pricing analysis and pro tips to help you to sell your home more quickly.
They will use their expertise to not only value your property, but explain the services, provide instructions and help you to get your property ready for listing. This step includes:
- Valuing your property
- Choosing your package
- Instructing Emoov
- Taking professional photographs and a floor plan
- Reviewing and publishing your property advert.
Step 2: Sale
Once your home is exposed to more than 10 million potential buyers, you can allow Emoov to handle all aspects of the selling process.
Emoov will nurture interest from buyers, schedule viewings, and then negotiate the best possible price for your property. This step includes:
- 10 million buyers having access to your property advert
- Buyers show interest
- Schedule viewings
- Gather feedback
- Price negotiation.
Step 3: Completion
Emoov doesn’t just aim to get you the best possible price for your property. The Emoov team will hold your hand through every step of the journey until the sale completion, and the transaction is settled. This includes:
- Advice on the best offers
- Help selecting a solicitor
- Management of the completion process
- Exchange contracts
- Complete your sale
Emoov aims to make it easy to instruct them to market your property, and the online dashboard helps you to keep track of what’s happening.
This means that you don’t need to wait for a phone call after a viewing or wonder what is happening with the conveyancing. This will help you to take greater control of your property sale and adjust your plans accordingly.
How Accurate Are Emoov’s Valuations?
High-street estate agents tend to have a better reputation when it comes to valuing a home. With personal interaction from the off, clients feel as though they are building a rapport with their agent, and are swayed by the idea that high street stores have local knowledge and a good feel for the current market.
And that’s something that could put some people off about Emoov. That’s because they don’t actually visit your property to do your valuation.
Instead, they use a wealth of data to reach a realistic valuation figure. This actually isn’t any different to any other estate agent.
Before visiting your property, any estate agent will already know how much they are going to tell you your house is worth (give or take a few thousand for condition). The visit is just so they can meet you and give you their sales pitch.
The valuations Emoov conduct are therefore pretty much inline with any other estate agent and can be considered to be fairly accurate. This is despite the fact they never actually set foot in your property.
How Long Does It Take to Sell A Property with Emoov?
There’s no definitive answer to this, it can take anywhere from 12 weeks to around 27 weeks (or more!) to find a buyer, secure a sale and get moving – no matter which agent you choose.
There are a number of factors that come into play and they all have an impact on the duration. Market conditions are often out of our control and we have no choice but to work with these when buying and selling.
You also need to give some thought to the location of the property and the type of condition it’s in.
Emoov Reviews From Customers:
I have dealt with Hilary Cleeton, since we have been looking for a property Hilary has been excellent. She’s there when ever we need her and always ready to help us, for first time buyers she has made our journey a lot easier than we thought it would be.Jack Course via 5-star Trustpilot review
The site was easy to use, and I particually liked the way you could book viewings. Our agent was Hilary and she was nothing but helpful, kind and supportive of our move. Something that was much needed when moving in the middle of a Global Pandemic. Would recommend emoov for sure.Ryan Nunan via 5-star Trustpilot review
Any Emoov Bad Reviews You Should Be Aware Of?
So, how are Emoov doing on the feedback front? Well, they seem to be doing relatively well. Trustpilot users have been making positive comments relating to the level of professionalism and care the Emoov team are offering.
However, there are a few niggles, as you would expect with any business. One or two clients have mentioned they would have liked a little more in the way of communication, and others have indicated that they felt compelled by Emoov to lower the price of their property to try and secure a sale.
This aside, Emoov appears to be offering a good deal, and if you’re looking for an online estate agent we think they are worth using.
So, Is Emoov Any Good?
Our Emoov review has found this is certainly an impressive platform. With its seller dashboard, you can make alterations to your listing whenever you like, and they will update automatically. You can also manage your viewing requests to whenever it is easiest for you. This allows you to adjust your availability should something crop up.
Although Emoov is an online estate agent, Emoov does have a hybrid plan. So, you can control your sale and show the house yourself, but you also have a team to progress the sale for you.
The Emoov team will supervise all legal work, so you don’t have to worry about whether property lawyers are in place or if the memorandum of sale has been sent. Emoov has a team to problem solve and chase the details, so you don’t need to.
Emoov also has impressive performance statistics. The company claims to have achieved the asking price in 99% of cases. This is more than the 97% average for agents in the UK. However, Emoov is not thought to lower valuations to achieve these results, as some cynical agents have been known to.
Depending on the sale price of your property, Emoov can save you thousands of pounds on your selling costs.
There is even a calculator on the website that can help you to appreciate just how much you could save compared to a traditional high street estate agency.
Negatives Of Emoov:
As with any platform or service, there are always likely to be some potential downsides. Our Emoov review would not be complete without exploring the possible negatives.
Firstly, although Emoov do not conduct in-person valuations. Instead, they value your property over the phone, based on local sales data.
Naturally, some people like to meet estate agents in person, though to be fair, modern technology means this is now an unnecessary step. The lack of an in-person valuation shouldn’t affect the reliability of the valuation.
You also need to consider whether you have the time and inclination to conduct the viewings yourself. While there are often additional costs associated with an estate agent conducting viewings, this can be a better investment for your time.
Emoov Review – Summary:
Emoov offers an excellent option for those who want to save money on estate agency costs without compromising on service. The split-fee pricing gives a nice balance of lower fees plus the lower risk you get from paying on completion.
Additionally, the package includes many features that are often a paid add on with other online estate agencies.
The company has a strong history within the property industry and have a simple and fair pricing structure that could save you thousands of pounds compared to the traditional high street estate agencies.
While there are some compromises, such as conducting your own viewings, Emoov does prioritise visibility. So, you can expect to see your property advert on Rightmove, Zoopla, and the other major property listings. You can also upgrade to a premium listing as an add on.
With an excellent rating on Trustpilot and countless positive Emoov review comments, it is hard to find fault with the Emoov platform.
