The first thing that springs to mind when you compare these two is the fact that Purplebricks is very well known. Emoov doesn’t have quite the same pull in terms of brand awareness.

Fee wise, the agents have a slightly different approach. Emoov charge £249 upfront plus 0.5% on completion whereas Purplebricks charge a single upfront fee of £999.

That means which one is cheaper will depend on how much your property sells for. Any properties selling for less than £150,000 will find Emoov chaper, whereas those selling for over £150,000 will find Purplebricks the cheaper option.

Both offer a for sale board as part of the deal and profess to offering a high-level of customer service. Emoov provide the opportunity to phone or email 7 days a week and Purplebricks provide a 24/7 email and phone service.

If we compare the fees, Emoov will be cheaper when the property is sold for less than £150,000 because of the way their split-fee works. Yopa will be cheaper for properties selling for in excess of £150,000.

However, there’s another option to consider with Yopa as they also offer a no sale, no fee option. This is going to cost you a fair bit more than the upfront fee and may be more expensive than Emoov too. However, you won’t pay a single penny upfront unlike on Emoov.

Strike offer a free service (there are upgrades available) and it’s advisable to look into these prior to committing. Emoov provide the split-fee option which means you pay a bit upfront with the rest following on completion. How Accurate Are Emoov’s Valuations?

High-street estate agents tend to have a better reputation when it comes to valuing a home. With personal interaction from the off, clients feel as though they are building a rapport with their agent, and are swayed by the idea that high street stores have local knowledge and a good feel for the current market. 

And that’s something that could put some people off about Emoov. That’s because they don’t actually visit your property to do your valuation.

Instead, they use a wealth of data to reach a realistic valuation figure. This actually isn’t any different to any other estate agent.

Before visiting your property, any estate agent will already know how much they are going to tell you your house is worth (give or take a few thousand for condition). The visit is just so they can meet you and give you their sales pitch.

The valuations Emoov conduct are therefore pretty much inline with any other estate agent and can be considered to be fairly accurate. This is despite the fact they never actually set foot in your property.

How Long Does It Take to Sell A Property with Emoov?

There’s no definitive answer to this, it can take anywhere from 12 weeks to around 27 weeks (or more!) to find a buyer, secure a sale and get moving – no matter which agent you choose.

There are a number of factors that come into play and they all have an impact on the duration. Market conditions are often out of our control and we have no choice but to work with these when buying and selling.

You also need to give some thought to the location of the property and the type of condition it’s in.

So, how are Emoov doing on the feedback front? Well, they seem to be doing relatively well. Trustpilot users have been making positive comments relating to the level of professionalism and care the Emoov team are offering.

However, there are a few niggles, as you would expect with any business. One or two clients have mentioned they would have liked a little more in the way of communication, and others have indicated that they felt compelled by Emoov to lower the price of their property to try and secure a sale.

So, Is Emoov Any Good?

Our Emoov review has found this is certainly an impressive platform. With its seller dashboard, you can make alterations to your listing whenever you like, and they will update automatically. You can also manage your viewing requests to whenever it is easiest for you. This allows you to adjust your availability should something crop up. 

Although Emoov is an online estate agent, Emoov does have a hybrid plan. So, you can control your sale and show the house yourself, but you also have a team to progress the sale for you.

The Emoov team will supervise all legal work, so you don’t have to worry about whether property lawyers are in place or if the memorandum of sale has been sent. Emoov has a team to problem solve and chase the details, so you don’t need to. 

Emoov also has impressive performance statistics. The company claims to have achieved the asking price in 99% of cases. This is more than the 97% average for agents in the UK. However, Emoov is not thought to lower valuations to achieve these results, as some cynical agents have been known to. 

Depending on the sale price of your property, Emoov can save you thousands of pounds on your selling costs.

There is even a calculator on the website that can help you to appreciate just how much you could save compared to a traditional high street estate agency. 

Negatives Of Emoov:

As with any platform or service, there are always likely to be some potential downsides. Our Emoov review would not be complete without exploring the possible negatives. 

Firstly, although Emoov do not conduct in-person valuations. Instead, they value your property over the phone, based on local sales data.

Naturally, some people like to meet estate agents in person, though to be fair, modern technology means this is now an unnecessary step. The lack of an in-person valuation shouldn’t affect the reliability of the valuation.

You also need to consider whether you have the time and inclination to conduct the viewings yourself. While there are often additional costs associated with an estate agent conducting viewings, this can be a better investment for your time.

Emoov Review – Summary:

Emoov offers an excellent option for those who want to save money on estate agency costs without compromising on service. The split-fee pricing gives a nice balance of lower fees plus the lower risk you get from paying on completion.

Additionally, the package includes many features that are often a paid add on with other online estate agencies. 

The company has a strong history within the property industry and have a simple and fair pricing structure that could save you thousands of pounds compared to the traditional high street estate agencies.
