This eSale UK review has got off to a good start then. In particular, the 30-day money-back guarantee is a really nice touch that not many estate agents dare to offer. That gives us confidence that eSale UK know what they are doing.

So, our eSale UK review has found that there are two packages on offer. In essence, they are both exactly the same in terms of what you receive and neither have any tie-in periods. The difference comes in the way you pay and how much it costs.

If you want to reduce your risk as much as possible, there’s a ‘No sale, no fee’ option priced at £1,195 inc VAT. This works much like your typical local high street agent and means you only pay the bulk of the fee when your property has successfully sold (you’ll pay £190 upfront).

However, if you want to save as much money as possible and don’t mind a little more risk, there’s an up-front option priced at £695 inc VAT. That means you save 50% on the fee but you’ll pay it even if your property doesn’t sell.

You should also be aware that eSale UK will verify all of your viewing appointments when they arrange them. That means you’re much less likely to be bothered by people who aren’t serious about buying.

As part of our eSale UK review, we looked into what extra ‘add-ons’ are available during purchase. This is important because some agents charge low initial fees but then make their ‘extra’ services quite expensive.

That’s not the case with eSale UK as the list below shows:

We touched on it earlier but it’s worth mentioning again, the unlimited hosted viewings service is excellent value at £375. This is comparable to the cost of other online agents but most will only give you a fixed number of viewings.

It’s also nice to see there is the option of a ‘For Sale’ board, though it would have been even better if this was included in the package as standard.

One other thing to consider, you may not need an Energy Performance Certificate if your property has been issued one in the last 10 years. You can check if your home has a valid EPC on the EPC Register. Still, at £85 extra, it’s reasonable value if you do need one doing.

So, Is eSale UK Any Good?

We have actually been very impressed with what we have found out during our eSale UK review. We weren’t expecting too much as they aren’t an agent that do a great deal of advertising, but we have been very pleasantly surprised.

The fact you can choose to pay up-front or on completion is always a good thing. The fact that both options are incredibly good value for money is even better.

Often lower prices mean a lesser service, but that really doesn’t appear to be the case here. That’s backed up by some rather excellent customer reviews on independent sites such as Google and TrustPilot.

In short, eSale UK offer everything you would expect from a high street estate agent but at a much lower price. While some of these services such as hosted viewings cost extra, most are included in the package.

In particular, the vetting of prospective buyers, the viewing arrangement and feedback, and the sales progression is very much like you would get from any estate agent.

While our eSale UK review has found plenty of positives for this agent, no-one is perfect. That means we have also found a few relatively minor downsides to eSale UK too.

There are some of the things we mentioned earlier such as the need to pay extra for a ‘For Sale’ board that many online agents (and most high street agents) will include at no extra cost as standard.

While the company used to tie customers on the ‘Pay On Completion’ package for a minimum of 3 months, we are pleased to see that this has been abolished. You are free to leave eSale and try a different agent at any time.

However, you should be aware that regardless of which package you choose, there is some form of upfront payment.

For the pay upfront option, that obviously means you pay the full £695 fee upfront. But, you are covered by a 30-day money-back guarantee which helps alleviate any risk.

For the pay on on completion option, you will need to pay a small fee of £95 upfront. It is this that has essentially replaced the need for the company to bind you to a minimum term. Personally, we feel it’s a relatively low commitment and so it feels like a positive change.

Overall then, the verdict of our eSale UK review is a big thumbs up. This is a very reasonably priced online estate agent that offers an all-round excellent service.

The pricing is nice and simple. Both of the packages offered include the same things. The only choice to make is whether you want to reduce risk and pay on completion or save money and pay up-front.

The available add-ons are well-priced and that means that all of the essential services you’d expect from a traditional estate agent can be selected. There’s even a 30-day guarantee if you pay up-front and no exclusivity requirement on the ‘no sale, no fee’ option.
